DSCR Loan Our Debt Service Coverage Ratio (DSCR) loan offers a streamlined solution for real estate investors seeking a quick closing process. Unlike traditional loans, this product does not require income or employment verification. Qualification is based on the cash flow of the property, making it ideal for Airbnb and other short-term rental properties.
- Loan-to-Value (LTV): Up to 80%
- Loan Amount: Up to $2 million
- Entity Vesting: Can be vested in the name of an LLC or corporation
- Interest-Only Option: Available to maximize property cash flow
Expanded-Prime Loan This loan is designed for borrowers who do not meet the traditional criteria for Agency loans but are still qualified to repay their mortgage. The Expanded-Prime loan accommodates those who need alternative qualification methods, such as a Non-QM bank statement loan for self-employed borrowers who can’t provide traditional documentation like tax returns.
- Loan-to-Value (LTV): Up to 90% without Mortgage Insurance (MI)
- Loan Amount: Up to $3.5 million
- Qualification Options: Standard full documentation, 1-year Profit & Loss (P&L), or bank statements
- Debt-to-Income (DTI) Ratio: Up to 50%
- Property Types: Second homes and investment properties
Non-Prime Loan Our Non-Prime loan serves borrowers who have experienced credit events such as foreclosure, short sale, deed-in-lieu, or bankruptcy but still require a mortgage. This flexible product offers an opportunity for those who don’t qualify for traditional loans.
- Loan-to-Value (LTV): Up to 80% without Mortgage Insurance (MI)
- Loan Amount: Up to $1.5 million
- Debt-to-Income (DTI) Ratio: Up to 50%
- Qualification Options: Standard full documentation, 1-year Profit & Loss (P&L), or bank statements
